Job Description

The Business Development Manager will play a key role in expanding Colive’s brownfield and greenfield property portfolio. This role involves sourcing, negotiating, acquiring, and onboarding properties while building long-term relationships with property owners and developers across Bengaluru.


Key Responsibilities

Strategic Sourcing & Acquisition

  • Identify, research, and connect with building owners, landlords, and developers in target micro-markets
  • Source brownfield properties suitable for conversion into co-living spaces
  • Conduct ground-level market intelligence and feasibility analysis
  • Build and manage a strong acquisition pipeline from lead generation to closure

Partner Relationship & Deal Conversion

  • Present Colive’s business models (long-term lease, revenue share, fixed rental) to property owners
  • Negotiate commercial terms and close partnership agreements
  • Convert prospects into long-term Colive partners

End-to-End Property Onboarding

  • Manage complete documentation including leases, legal approvals, and clearances
  • Coordinate with internal teams (Design & Build, Sales, Operations) for smooth handover
  • Ensure properties are ready for launch within defined timelines

Market Analysis & Target Achievement

  • Monitor real estate trends, competitor strategies, and regulatory changes
  • Conduct competitive and pricing analysis
  • Achieve monthly and quarterly property and bed-signing targets

Requirements

Education

  • MBA / PGDM in Sales, Marketing, Real Estate Management, or related field

Experience

  • 2–5 years of experience in Business Development, Real Estate Acquisition, or B2B Sales
  • Experience in real estate, co-living, hospitality, or student housing preferred
  • Prior exposure to brownfield property conversion is an added advantage

  • Ability to manage multiple projects and documentation processes
  • Strong understanding of Bengaluru real estate micro-markets

Language

  • Kannada proficiency preferred (strong advantage for local stakeholder engagement)
